Can help with your body corportate or rental maintenance requirements
For Body Corporates, new rules in Unit Titles Act 2010 and accompanying Unit Titles Regulations 2011 came into force on the 20th of June 2011.
Section 138 States "manage, maintain and keep in a good state of repair the common property…" and section 116 requires that a body corporate must have a long term maintenance plan for at least 10 years. This needs to cover -
- exterior painting
- repairs to the exterior of the building
- work on the structure of the building and the foundations
- maintenance or replacement of major infrastructure such as water, wastewater and stormwater pipes, collection and treatment devices, electricity and telecommunications cables, air-conditioning, fire detection and protection, lifts and stairs
